How does the University of California plan to manage their property assets across 10 campuses? By implementing an impressive new program called ICAMP – the Integrated Capital Asset Management Program. We caught up with Rich Powers, of the University of California Office of the President (UCOP) to find out how ICAMP enables visibility and integration across campus systems, and promotes efficient asset lifecycle management, too…

Defining the key elements of ICAMP

The ICAMP solution contains three solutions, all of which come together to support better decision-making:

  •       IBM TRIRIGA Cloud
  •       RSMeans
  •       FieldFLEX Mobile.

UCOP chose the TRIRIGA platform to bring together all of their asset data into one integrated system. TRIRIGA lets you create a building inventory and location hierarchy. It has the capabilities required to manage those buildings throughout their lifecycle. Crucially, it supports facility condition assessment, or FCA. This is how they access every building component, from floor to ceiling, for health and performance. By using TRIRIGA, Rich’s team can overlay their building inventory with the FCA data to see which assets are most at risk, or in need of maintenance.

By combining this information with industry data from RSMeans, the team is able to estimate potential repair costs, then kick off opportunities from within TRIRIGA. UCOP also built a mobile FCA application with FieldFLEX Mobile that makes TRIRIGA available to technicians in the field. This carries the advantage of a streamlined inspection and assessment process. It allows architectural, electrical, and mechanical inspectors to look at their respective inventory elements and access asset data with ease. The application supports storing floor plans, uploading photos and videos, geo-tagging buildings and assets, and cross-referencing lifecycle data to help inspectors make better real-time assessments across the portfolio…

How do you equip your TRIRIGA chariot with fierce stallions?


There’s an old metaphor originating from Plato that compares the soul to that of a chariot with a pair of winged horses. Chariots of the gods were equipped with two good horses, while us mere mortals were given one good horse and one bad, unruly horse, depicting the conflicts of the soul. How do you get high-availability with a database-as-a-service?


The most critical aspect of all production systems is being able to ensure high-availability in case of critical failures. The traditional approach was to operate a disaster recovery site and fail-over clusters. This requires 24×7 maintenance and monitoring activities and adds the significant costs for hardware, software, and human resources engaged. Due to this, many companies opt-out of having the high-availability for their EAM system.

Thankfully, there is a new option with database-as-a-service (DBaaS) offerings being provided by all major database vendors. Providing a high-availability system for 10,000 users can now be achieved by filling the single web form. You will then be provided with a database service that is available 24×7 and all maintenance, monitoring, and backup activities are automated in the background.

We tested DBaaS offerings from several vendors such as Amazon, Microsoft, and Oracle and found all of them being able to deliver on their promise. Although some products like IBM Maximo and IBM TRIRIGA are not officially certified for these platforms, we managed to successfully migrate several clients to a DBaaS database on Oracle and MS SQL Server…

Why does running the ETL job for energy logs fail?


I know that TRIRIGA SaaS comes with predefined ETL jobs, and one of them is energy log fact. I have some energy logs on some buildings. However, all of my attempts to run the ETL job for energy logs have failed. Is there any missing parameter for me to add to make this work? I did try adding triEnvEnergyItem as a BO name, but no luck.

The ETLs each require different inputs depending on the ETL. Since, in general, ETL processing is a background process and runs through the scheduler, you would need to look in the server.log to see what the ETL needs if you are running it directly from the ETL Job form. You would also need to make sure that you have a license that allows you to run the ETLs, which would be a license that grants privileges to “Technology Metrics”.

Are file attachments in Outlook also attached in SMTP messages?


In the context of TRIRIGA Reservation Management (Reserve), if a user attaches a file in a meeting invitation (in Outlook) while booking a room, is that file going to be attached in the SMTP message that is sent to TRIRIGA? Has anyone tested this or have the ability to test this?

The concern is around confidentiality. If someone attaches a company confidential document and the message is sent over SMTP (non-secure) to IBM Cloud (TRIRIGA SaaS) with the attachment, the document was now exposed to the public internet.

In your scenario, the Send connector configured in Exchange is responsible for sending the message to TRIRIGA. I believe that, by default, the Send connector will also send attachments. There may be some configuration on the Exchange side that prevents or limits a particular Send connector from forwarding attachments.

Is there a way to set up the Reserve SMTP Agent for Secure SMTP?


For inbound SMTP messages to the TRIRIGA “ReserveSMTPAgent”, is there any way to configure it for Secure SMTP (SMTPS)? I know the port can change, but can the agent use the SMTPS protocol instead of SMTP, just by changing the port? You have clients using IBM TRIRIGA in the IBM Cloud and they cannot implement your Reservation Management product because of this major gap in the product.

The Reserve SMTP agent does not currently support encrypted TLS communication. Please create a request for enhancement (RFE) to request that capability be added to the Reserve SMTP Agent.
